A new life for an old Asbury Park landmark

Yvonne Johnson says there’s nothing like an address in a historic building to market a business, which in her case is creating fashionable wigs for clients.

“I told my grandmother: “Nana, I”m moving into the Steinbach building,’ ” she remembers saying last Thanksgiving when she first moved into her $2,300-a-month space.

New York developer Carter Sackman opened up the renovated Steinbach building for business two years ago, preserving the historic architectural details of the old department store as he created 22,000 square feet of retail space on the first floor and 63 lofts, apartments and penthouses on three upper floors and the roof. The original fifth floor was destroyed in a 1989 fire.

The triangular building, which fills the city block bounded by Cookman and Bangs avenues and Emory Street, dates back to 1897 and was the hub of the downtown until Steinbach’s moved to Seaview Square mall in 1979.

Old Man Rafferty’s, the popular New Brunswick-based restaurant, became the first retail business. Owner Mark Jakuboski opened his 9,300-square-foot restaurant two years ago this month.

Today, the Steinbach building is nearly filled up, with the last retail spaces being leased in June, except for one small 700-square-foot space still available. All but one of the 63 apartments are rented.

Last week, several of Sackman’s tenants said they were certain the developer would soon buy the mostly vacant two-story building of storefronts and offices that stretches along the 500 block of Cookman directly across the street. It has sat undeveloped by RDR Properties.

Sackman did not return telephone calls, but Trip Brooks, a company representative who oversees the Steinbach and other nearby Sackman properties, said no deal has been finalized. RDR partner Robert Ranuro would only say talks are going on with developers.

Peter James Calafiore, who opened his flower shop at the Steinbach building in June, said it must be Sackman “or someone of his magnitude” who buys the vacant building.

“This is the last piece in the puzzle,” Calafiore said last week. “You know what this is going to make it like? Through the roof. The heyday returns.”

Downtown “anchor”

“The Steinbach building has always been an anchor in the downtown, and the fact that it’s almost full right now brings it back to that status,” said Thomas Gilmour, the city’s director of commerce.

“So that helps the whole downtown and really makes the vacant buildings across the street very viable locations in the downtown right now,” Gilmour said. “I think that whoever is able to secure that building would have a fairly easy time in attracting new tenants to the city.”

Tricia Blair, who, with her brother, Anthony Gordon, opened Il Pavone Gelateria & Caffe in the Steinbach building in December 2008, said their location next to Rafferty’s and near the two restaurants RDR opened three summers ago — the Brick Wall Tavern and Market in the Middle — has been a good fit for their Italian gelato, gourmet coffees and desserts.

“I felt if I didn’t get into Asbury Park now, I’d never get in,” Blair said.

In June, Candy Galekovic and Anthony Primo opened up their combined home decor businesses — hers is Candy’s Cottage Coastal Living and his is Primo Glass — in a large space next to Il Pavone.

They relocated from the Shoppes at the Arcade in the 600 block of Cookman, attracted by the storefront exposure they’d get at the Steinbach building.

Chakra Salon and Spa on Bangs Avenue also opened in June with owner Raymond Vail paying a little over $3,000 a month for 1,700 square feet. The businesses that opened previously include Johnson’s Complements hair replacement salon, optometrist William Fridel’s All Eyes On You boutique, and Intelekt, a designer and manufacturer of custom trade show exhibits and commercial interiors.

Brooks said the going retail rate is $18 a square foot.

“Carter did a good job here,” said Thomas Bruno, a retired New York City firefighter and actor who has rented his $1,450-a-month one-bedroom apartment on the second floor since May 2008. We’re all family. It’s a taste of city living without the subways and rats.”

Brooks said the apartment rentals were lowered last year and the range is approximately $1,100 for a studio, $1,300 to $1,800 for a one-bedroom and $2,000 to $2,600 for two bedrooms. The apartments have to remain rentals for at least five years under terms of historic-site tax credits Sackman received in the renovation process.

The Post and the Press

Sackman also renovated the Post building, a stone’s throw from Steinbach’s and the city’s original post office. He also renovated the former Asbury Park Press building next to the Post.

Brooks said three of the 18 two-bedroom, two-bath condominiums priced from $370,000 to $625,000 in the Post building are sold.

“We probably came down 20 percent in our price, and that’s pretty drastic,” Brooks said, adding the condos had been priced before the market downturn.

Now, he said the Post building has just received FHA approval for a 3.5 percent down payment.

“When I first started selling in March, people said, “We’re going to look around and wait to see if values continue to go down,’ ” Brooks said. “Now people think they’ve stabilized and are going to go up from here. I think if interest rates go up, we’ll see some real movement.”

Like Steinbach’s, the Press building filled up. Tenants include engineering and dance companies, the city’s school district offices, ReVision Theatre, and a typographics and illustration studio. In the fall, the Yoga Basin, a juice bar and yoga studio, is set to open.

Greetings from Asbury Park:
Another great weekend, followed by another great weekend!

Last week’s Asbury Park 5K was the best.  We had over 1,500 runners.  The weather was perfect for the race.  My participation was disappointing to say the least.   Although my performance in the first half of the race was surprising, my sprained finger finally did me in, so I did not finish.  City Attorney Fred Raffetto turned in a great time and fellow Asbury Park Rotarians Roger Stein, Traudy Grande and her husband John also turned in very good performances.  I will be back!

And special thanks to Phil Hinck who heads up the Jersey Shore Running Club.  Phil has operated and marketed the AP 5K for the city for the past six years.  Phil is this week’s AP Ambassador.  He always goes above and beyond.
 
The Bike Church and the Jersey Shore Running Club teamed up this spring and started a 12 week youth running program.  Some of the kids ran in the AP 5K this past weekend.  They are applying for a grant from Nike to expand this program and provide the kids with proper running shoes.  They need our help.  A factor in getting the grant is getting votes for their submission.  Vote for them at:

September’s First Saturday’s theme is Labor of Love.  It is the month that we use our monthly event to raise money for one of our wonderful community organizations.  Look for the bright green labor of Love donation cards in AP’s shops and restaurants.  This year’s effort will benefit The Bike Church.  Stay tuned.

I got a tip that Tuesday morning’s edition of USA Today would include an article on Asbury Park and how it is handling the recession.  It was written by Rick Hampson who wrote an article on AP about three years ago.  Many people in the city spent significant time with this individual sharing all the positive things that are happening in the city and how we are all slugging it out in this bad economy.  The article was one big disappointment.  It was just a rehash of a lot of old negative boring stories about the city with overused references to Bruce’s The Rising.  The writer seemed to take pleasure in misquoting many including me.  This sophomoric effort at journalism missed the mark.  It was like the guy never came to the city.  I actually got some emails and calls from other Gannett writers who thought they needed to apologize for this poor piece of reporting.  The real story:  This little city who keeps taking cheapshots from those who don’t get it, is just buckling down and making it happen. Asbury Park is full of caring individuals who are dedicated to reviving this great city.  The thousands of visitors who are rediscovering Asbury Park are a testament that we are on the right track.  That’s the real story and it is HUGE!

The Clearwater Festival comes to Asbury Park’s Sunset Park this Saturday from 11 AM to 7 PM.  This year there will be no admission charge.  The theme is Clean Ocean Zone: Fight to Keep it Clear Water.  Bluesman Guy Davis headlines the musical line up.  Other entertainers include: Christine Martucci, Quincy Mumford Band, Mimi Cross, Rob Dye and Melissa Chill Band, Ken Shane (our favorite), Dawne Allynne and Lauren Pennington.  The children’s Area includes arts and crafts, face painting, and the very popular butterfly tent.  The festival will also feature food, green vendors, and crafters.

Sunday, August 16th,  brings the “Born to Tri” Triathlon to Asbury Park.  The Jersey shore Triathlon Club has put together a very challenging event: 1/3 mile ocean swim, bike 13.5 miles, and 3.1 miles run.  It has attracted many of the top athletes in the area.  Come out and support this new addition to Asbury Park.  Go to www.jerseyshoretriathlonclub.com for more info.

Save the dates:  the Asbury Park Historical Society is hosting two events to commemorate the 75th Anniversary of the beaching of the Morro Castle on the Asbury Park beach.  On Saturday, September 12th the AP Historical Society in conjunction with Diane Raver and the Garden State Film Festival will screen a very cool Morro Castle documentary that details the maritime disaster and has some great shots of AP.  The following night, the Society will host Remember the Morro Castle Dinner & Dance at Tim McLoone’s Supper Club.  For more information call 732.869.HIST.

Greetings from Asbury Park:
Another great weekend, which will be followed by another great weekend!This weekend my focus is on the Asbury Park 5K road race.  This is one of the best kept running secrets on the Jersey Shore.  The finish for this fun event takes place on the AP boardwalk.  The race starts promptly at 8 AM so arrive early.  Even though I injured my toe, I am still committed to participating and the bet still stands:  anyone who finishes ahead of me will get a free day pass to the AP Beach on Saturday.  Go to www.jsrc.org for information or to register.  You can also register the day of the event.   Think you can?Another new restaurant opened last week in the downtown.  At the Table is located at 311 Bond Street in the old Sister Sue’s spot.  Haven’t been there yet, but I am hearing very good things.  Call 732. 455.5093 for info.  Asbury Park is the dining destination of choice and it just keeps getting better.  I want to share that renovation work is going on at 508 Cookman (right next to Market in the Middle) and at Cookman & Press Plaza in the old Sonny’s location.  Are there more restaurants coming?  Stay tuned!

Asbury Park’s rich musical heritage continues to compose new chapters.  Tonight Snoop Dog takes the stage at the international music icon Stone Pony.  John Cafferty follows on Saturday and The Pretenders complete the weekend on Sunday.  Everyone wants to play Asbury Park.  So much music every weekend.  Only in Asbury Park! 
Save the date:  The Mayor’s Ball this year will take place September 26th.  This year’s theme is “Keeping Our Promise To The Children of Asbury Park.”  Stay tuned!

The Showroom was featured in a great article in the new Metropolitan section of the Sunday NY Times.  It highlighted all the great art things that are happening in Asbury Park.  Congratulations to Michael Sodano and Nancy Sabino who have very quickly established The Showroom as the place for film, everything special and then some.  They are this week’s AP Ambassador Award winners.   I met Mike and Nancy when they first moved to Asbury Park and were inspired to produce the film Sense of Place.  They have “Bought In” and it seems like every week they try to out do what they did the week before.  Nancy and Mike thanks for all you do. Widescreen!

And don’t forget to vote for The Best of The Best in the Asbury Park Press Poll.  Go to www.app.com and vote for your Asbury Park favorites.  Do it!The Asbury Park Historical Society will be hosting a fundraiser for their 75th Anniversary Morro Castle Monument Fund on Sunday, August 9th from 3 to 6 PM at the Beach Bar.  A donation of $25 gets you in.  The AP Historical Society always throws a great party.  Ironically, the Beach Bar is about100 yards from the spot where the Morro Castle beached in Asbury Park on its way home from Cuba.  So, why not head down to the Jersey Shore’s best beach early and join Patti and me for this wonderful event at one of the Jersey Shore’s coolest venues.  Be there!

The Asbury Park Chamber of Commerce will be hosting a bus
iness luncheon next Wednesday, August 12th at TAKA, 632 Mattison Avenue.  Renowned historian, Helen Pike will be our speaker.  “Go Green, Go Show, Go Now” is the title of her talk taken from her newest book New Jersey: Crossroads of Commerce.  This event will sell out so RSVP before Monday, August 10th.  Call Cindi at 732.775.7676.  Be there!

Unfortunately, I will have to miss the Chamber luncheon because I will be in Trenton making a pitch to the State to renew our Urban Enterprise Program (UEZ).  I proudly serve as the Executive Director of the city’s UEZ program that provides economic incentives to Asbury Park businesses especially those that employ AP residents.  This program has had significant impact on our current efforts to revive AP’s business community.  It is critical that this program is renewed so we can continue to attract new businesses to Asbury Park and help those already here to grow and prosper.  Stay tuned!

The Thursday night breach movie will not take place this week.  Instead, The Asbury Park Film Initiative will host My Big Fat Greek Wedding on the beach on Sunday evening.

When I started writing this, I thought there really wasn’t a lot going on this weekend.  Duh!  This is Asbury Park and there is always great stuff going on and lots of it.
